De Paoli House Addition and Remodel

I recently finished an addition to a home in Meadow Vista, CA. The home is owned by Paula and Joe De Paoli. Their project was to address needed maintenance, reconfigure circulation within the existing house, create a new laundry room and add on a master bedroom suite to accommodate them in their older age. This project had its many challenges which, as a team, we where able to successfully work through with good communication and a strong client/general contractor relationship. As a result we deliver an outstanding product.

 

There are many challenges with remodels to existing homes where the client remains in the home during the project. With the De Paoli project, we were able to schedule in such a way that we built the addition without connecting to the main house until the last possible moment to minimize the disruption to their daily life.

Once we entered the existing house we strategically placed barriers and used negative air pressure to minimize the dust and dirt throughout the rest of the house. Paula also had an aging cat that we needed to make sure never left the house. Mission accomplished!

 

Serving as the general contractor we worked closely with the design team and were able to communicate effectively throughout the build process to make sure we kept the vision of the architect and the structural integrity of the structural engineer.

 

With projects as large as a house addition, it is hard to have all the answers for a full project when you are in the bidding process. We like to do owner allowances; this is a process of covering all the cost in the number and allows the owner to have time to select items during the process. A good example of the is bathroom fixtures, these are items that are usually one of the last items to install, as an allowance you have the opportunity to review your Owner allowance budget and see if you can afford that really high-end towel racks you had your eye on. This project was successfully completed by having so of the Owner allowances (credits) off set the change orders. The final analysis had us less that 3% of the original contract for change orders, which was fantastic. 

 

SCOPE: Addition to existing residence, remodel existing downstairs of the house, create crawl space for storage, large attic storage, extending the existing deck, new staircase for site access, ramp for future wheelchair access. Management of Sub-Contractors, financial process and County permit process.
